Who We Are
1893 Development Group was established to pursue residential land development opportunities where strong market fundamentals, appropriate land basis, housing demand, infrastructure feasibility, and capital can be brought together.
The company operates as a residential land developer — a horizontal developer. Its role is to acquire or control suitable land, complete due diligence and entitlement work, coordinate planning and engineering, develop the required horizontal infrastructure, and ultimately deliver finished residential lots and development opportunities to homebuilders.
What We Do
The company's scope spans land acquisition and land control, due diligence, zoning and entitlements, platting and municipal coordination, civil engineering and planning, project capitalization, site development and horizontal infrastructure, and finished lot delivery.
1893 Development Group does not build homes. Vertical construction is performed by homebuilders, and specialized engineering and construction work is performed by qualified third-party professionals retained for individual projects.

Residential land development rewards patience and precision. Land basis, entitlement risk, infrastructure cost, development schedule, lot pricing, and absorption all move together — and a project is only as sound as the assumptions beneath them.
Opportunities are evaluated on project-level underwriting rather than optimism. Where the numbers, the approvals, the infrastructure, and the builder demand do not align, the company is prepared to pass.
